 Our
beautiful 4 bedroom villa is situated within the prestigious Southern Dunes Golf and
Country Club development making it the perfect base for your dream Orlando adventure.
Only 20
minutes drive from the Disney theme parks, and with a multi-million dollar golf
course on your door step, you could not ask for a better location.
The Southern Dunes complex offers
a large communal pool, tennis courts, fitness center, and children's play area. Additionally there is the Golf Clubhouse that is
available to all residents and guests, which has an excellent
bar and restaurant and serves breakfast lunch and dinner 3 nights a
week, at extremely
reasonable prices. The golf course itself is open to all players and
has 5 different tee levels varying from the true novice to the
hardiest professional. Clubs can be hired from the club shop and the
cost of playing varies around the year from $30 to $110 which includes
hire of golf carts (which are mandatory!) As well as Southern Dunes
there are over 20 other quality golf courses to be found with-in a 30
minute drive and cater for every level of golfer.
Just
outside the gates of the community is a large Wal-Mart hypermarket
which will cater for your every whim. There are a large number of good
and cheap eating places within a short distance of the complex, as
well as a bank.
The
house itself backs onto the fairway of the second hole and is
not overlooked. It has air-conditioning and heating throughout, ensuring a
pleasant and consistent cool temperature that will make you feel comfortable even if
the temperatures are on the up and up outside and will help ensure a good nights sleep.

 The
villa has two sitting areas, the Family room and the Living room.
The family room
(on left) looks out over our beautiful pool deck
through patio doors. It has two luxurious sofas. To keep everyone entertained there is a large
Television
with cable, DVD system and Video player, while an added
bonus for the children includes a selection of toys.
The
open plan Living room contains one large and one small Sofa. If you fancy escaping
the sunshine for a while, it is the ideal place to come curl up and relax with a
good book. The Living room also has a PC with a FREE
to use broadband Internet connection and a Hi Speed Wireless Internet connection
should you bring your own laptop.

To
add to your further enjoyment we have converted our two car garage into a fun
Games Room. The room features a 8ft pool table and a
table football.

 The large modern fully fitted kitchen comes complete
with all the latest amenities including a large cooker, microwave,
fridge/freezer/Ice machine, large selection of crockery and cutlery, dishwasher,
and coffee machine (essential for those early morning rises for the theme parks
and golf courses).
If you need to do any laundry, we have a large washing
machine and tumble drier located in the adjoining two car garage, together with
a clothes horse and ironing board. All the bed linen and towels are provided for
your needs.

There
are two dining areas, the Dining room and the Breakfast Nook. The dining
room is located conveniently between the living room and the kitchen, and contains a large
wooden table and six chairs. A large window lets in lots of light and gives a
good view from the front of the house.
The
breakfast nook contains a wrought iron wooden topped table with four wrought iron chairs and
two bar stools. Both
areas are ideal for both formal and casual meals.

The
villa contains four large bedrooms allowing up
to 8 adults to sleep comfortably. Two of the bedrooms are master suites and two are twin bedrooms.
 Master
Suite 1
The first
Master bedroom is located at the rear of the villa and overlooks the pool
deck. It has a fantastic Queen sized bed and a luxurious en-suite bathroom
complete with a
bath, walk in shower and twin basins and vanity mirrors. There is no shortage of storage
space with a large walk-in closet, while additional luxuries include a television with cable TV,
ceiling fan, hair dryer and a clock
radio. The final touch of elegance is your own private access via patio doors out onto the pool deck.

 Master
Suite 2
The
second master bedroom is located at the front of the villa but is on
the opposite side of the villa. It has a full sized bed and a en-suite bathroom
complete with a bath/shower unit. As with the first master, additional
luxuries include your own hair dryer, clock radio, television with
cable TV and a ceiling fan. Ample storage space is provided by a large built-in
closet and drawers.

 Bedrooms
3 and 4
Bedrooms three and four
(picture on right) each contain two single beds. A built-in closet and drawers in each room proves plenty of storage
space, and
one of the rooms is decorated in a Winnie the Pooh theme.
Located
conveniently in the same hallway as the three bedrooms is the villas third
bathroom, which
has a large shower unit and also has direct access out onto the pool deck.
All the bedding is provided and the
beds are made with clean bedding before your arrival. Extra bedding is
provided should you need it. The villa has air-conditioning throughout, so will remain at a consistent cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

|
 The
12 by 26 foot pool
is surrounded by a large extended patio which includes a covered Lanai
with cooling ceiling fan should you prefer to sit in the
shade, and is furnished with chairs, a table, and beach beds which allows
you to just lie back, relax and enjoy the Florida sun. If you find the pool is a little cool for your liking, it can be fully heated at an additional daily
charge (recommended for October to March).
The pool deck is fully screened
and we have added Florida fabric to the sides to give that extra privacy
(not shown in pictures). The screening helps to keep the
pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced
weekly so you can be sure it is clean and safe to swim in.
From the pool deck
there is direct access to the villas third bathroom which has a large shower unit, while
a pool safety fence is available for additional peace of mind should young
children be staying at the villa and takes only minutes to put in place.
As well as our own pool, you will also have the use of the golf clubs
facilities which include three large communal swimming pools, ideal if you
want to put in some serious swimming.
